What landlords in England need to know before registration begins
A new legal requirement for landlords
The Government is introducing the ‘Register your rental property’ service as part of the second phase of Renters’ Rights Act 2025. Landlords of assured or regulated tenancies must register themselves and each property they let. Deadlines are based on where the rental property is located, not where the landlord lives.

Have your property, tenancy, rent and compliance information ready before you start..

PROPERTY
Address, ownership type, dwelling type and number of bedrooms.
LANDLORD
Name and contact details, plus relevant superior landlord or property manager details.
TENANCY
Whether currently let, occupants and households, relevant HMO/additional/selective license information, and furnished status.
RENT
Rent charged, payment frequency and whether utilities are included.
HEALTH & SAFETY
Gas safety, electrical safety and EPC information, including relevant dates and any applicable MEES exemption details.
Two things to remember
You’ll need a GOV.UK One Login to use the service. If you use a letting agent or property manager, you still need to start and complete registration yourself, but you can agree for them to provide certain information on your behalf.
Know your registration deadline
Registration opens in stages. Each region has a three-month window, and the deadline is determined by the location of the rental property.

The landlord remains responsible for starting and completing registration, but your letting agent or property manager can support you by providing certain information on your behalf.

CHECK YOUR PROPERTY INFORMATION
Confirm addresses, ownership details, bedrooms, occupancy and tenancy information.
REVIEW YOUR COMPLIANCE RECORDS
Make sure current gas safety records, electrical reports, EPCs and relevant licenses are readily available.
KNOW YOUR REGIONAL DEADLINE
The deadline is determined by the location of each rental property.

Looking ahead
In a future phase, landlords will also need to register vacant properties before they are marketed to let. Landlords and agents will then need to include unique landlord and property identifiers in adverts. Further Government guidance will be published before these requirements take effect.
The key thing to remember
Once registration opens for your property's region, you will have a three-month window to register. Missing the deadline may result in enforcement action and a financial penalty.
